I love unpretentious, low scale projects and Beach House 8 is one of them.  Designed by Arquitectonica and developed by Valerio Morabito from Morabito Properties and Ugo Colombo from CMC Group.  We’re talking right on the ocean on Collins and 36th Street and only 8 residences.  The epitome of luxury and exclusivity and to top it off, interiors by Michele Bonan.

Developer Valerio Morabito explains the concept behind Beach House 8,

Pricing starts at $5.9 Million and residences start at 3,783 sq.ft. (378 meters) with 989-2,899 sq.ft. of exteriors(99 to 290 meters).  The penthouse will have 5,242 sq.ft.(524 meters) with 6,230 sq.ft. exteriors(623 meters).

Accepting deposits now of 10% to guarantee price as well as residence.  Remember that these developments vary in pricing depending on popularity and increase in price upon demand – these prices are valid now and will increase (Don’t say we didn’t warn you).  We always tell our clients to reserve early since deposits are refundable.

Ocean House South Beach

Ocean House South Beach is the newest ultra luxury condominium development in the sought-after South of Fifth area of South Beach.  It’s said to be the perfect hybrid between The Continuum and Apogee and remember it is directly on the ocean!

What I personally like about it, is its scale.  You would know by now that I am a friend of smaller buildings that are more personable and have more of a boutique feel for them.  And boutique is the whole concept of these luxury residences – we’re talking 5-star luxury hotel services with butler service, a la carte service with hairstylists in rooms, car detailing, airport transportation, restaurant reservations, room and maids service from The Hilton …you name the service, they will have it!

And yes there is a sticker price to go with that, but I’ll get into that in a moment.  The selling lingo starts like this:

The completion date is said to be April 3rd of 2012.  That will be all the common areas except the lobby.  There will be 18 units on the ocean called “beach homes” with maintenance fees at $1.09 per square foot.

Here are photos during our visit to the project – unaltered and unfiltered … so you can see the real thing.

Of course we need to find some negative aspects to this condo project, but they are not that bad.  The first one is parking.  Although there is parking, each unit comes with one parking space except for the penthouse beach houses that have 2.  These are $4 Million plus residences in which owners will have to find alternatives for their automobiles – we’ll have to see how that works out for them.  The second one is pricing.  Yes they are selling this as an uber luxurious condo with white glove butler service, but price may be a factor and I’m guessing a very negotiable one.

One thing is for sure, there are no luxury projects like this one in The SoFi area, so we have a real winner for those seeking more privacy at a quaint scaled building.  And there will be loft residences opening up in the near future as well….something to keep our eye on.

One Ocean is the latest and greatest development in the South of Fifth area of South Beach that everyone is talking about.  It’s another Jorge Perez/Related Group development but this time no stone has been left unturned.  What I mean by this is that this project has all the bells and whistles – from amazing architecture, interior design, amenities and landscape architecture.  What it’s missing it’s the fact that it is not an ocean front property, but close enough.  It’s being compared to Ocean House because of its boutique quality, scale and exclusivity ….but you do have to cross the street to get to the beach.

The architect for One Ocean is award-winning Enrique Norten, from Mexico City, and his firm, TEN Arquitectos.  The landscape architect is Enzo Enea, one of the leading landscape architectural firms in Switzerland and widely known for challenging private projects.  Interior Design by Yabu Pushelberg known for high-end hospitality work.  And lastly, featured artists like Cuban born Jose Bedia, Michele Oka Doner, and Eugenio & Lautaro Cuttica from Buenos Aires.

Porsche Tower Miami

When you hear the word Porsche, especially when it is associated with a condo, curiosity gets the best of you.  Well….this one has a great reason to get your curiosity and I’m here to tell you the good, the bad and the ugly.  Keep in mind that the building has not broken ground yet and they are not even in the pre-construction sale process yet.  You can, however, reserve a unit with 10% down payment and although sales center is not yet open to the public,  they are open to REALTORS like us.  It’s located in the northern part of Sunny Isles Beach, still uncluttered, but that will not last forever.

What exactly makes this building unique or any more desirable than the other hundreds of Miami Beach luxury condos?  Car Elevators! The central core of the building is made up of 3 pivoting car elevators that take your vehicles to your unit!  That was not a misprint, you will actually park your cars in your unit and will have a choice of actually seeing your vehicle from your living room, or parking just below in a private garage.

So this 60 story condo will allow you to park your car in your residence whether you are on the 2nd floor or on the 50th.  One of the sales reps said that the elevator system is still waiting for the US patent and it travels at 600 feet per minute!!

FYI – your car better look good!  And I did inquire about maintenance and there will be a car concierge in charge of cleaning, detailing and servicing your vehicles.

Porsche Tower privacy and flexibility

In addition to the central core of elevators, there will be a max of 3 residences per floor and total of 132 sky homes.  The floor plans are flexible and space distribution of each can be altered since they are not in pre-construction yet.  We were shown a few models in the showroom that show exactly how flexible these floor plans can be.  Some units have their private parking right off their living room.  Some others have 20′ ceilings with 2 stories and separate private garage.

Residences above the 40th floor will have double story ceiling heights.  Balconies are 15′ in width which is truly amazing and you can have the option of a private pool on the balcony. Personally, these pools look like oversized spa tubs, but they are nice either way.

Here’s a photo of an architectural model that shows The Duplex unit.  There will be 16 of these and they only face the Intracostal.  They start on the 40th floor and have 20′ ceiling heights, 2-car private garage, no swimming pool, 4300 square feet of living space and are 3 bedrooms plus a den.  Pricing for these start at $4.6 Million.

I have to confess that I am not a fan of Sunny Isles, but because it is in the northern side, the location makes it more private and doesn’t have the congested feel of the rest of the area.   The fact that the building doesn’t have a hotel component also makes it more desirable than the rest of the Sunny Isles condos.  We have been told that a lot of local owners are reserving residences already and plan to relocate from South Beach luxury condos.  My thought is that the developer and Porsche design team had to be smart about the features and amenities to make people relocate here.  Here are the features:

  • private sky garage for each unit (yes, I need to repeat myself)
  • private swimming pool and summer kitchens on oversized terraces in most units.
  • Miele appliances including wine cooler, induction cooktop, microwave and warming drawers
  • Toto toilets in master bathrooms with integrated bidet functions (I **HEART** Toto toilets)
  • Poggenpohl designed kitchens with motorized doors and expansive islands
  • private elevators that open directly into each residence
  • panoramic ocean, intracoastal and city views
  • floor-to-ceiling windows with impact resistant glass
  • granite or marble countertops in kitchens and bathrooms
  • Dornbracht design kitchen and master bathroom fixtures
  • ventless gas fireplace in living room (what were those Germans thinking here…it’s Miami people!)
  • private interior elevators in 2-story units

The Porsche Design Tower Development is a partnership between developer Gil Dezer (Dezer Developments of The Trump Towers, Trump Grande and Trump International Hotel in Sunny Isles Beach), and The Porsche Design Group from Germany.  Ground breaking is scheduled at or around the second or third quarter of 2013 and building will be finished in 2016.  We of course plan to give you live photos of the residences once construction starts.

You can reserve a residence with a 10% deposit in a special escrow account and this reservation can be canceled anytime with a refunded deposit.  Building will begin going into contracts in October/November  of 2012 with an additional 10% deposit for a total of 20% down payment at contract.  The last 10% deposit is due at the commencement of construction and remaining 70% balance due at closing in 2016.

Price ranges are between $3.9 Million and $15 Million but Penthouses with triple height ceilings can be joined into single units still and sales are estimated between $20 and $25 Million.

When I inquired about maintenance fees, I was told that it would be between 70 and 80 cents per square foot which I believe is ridiculously low compared to other luxury buildings in Miami. Just with the car-elevator maintenance, private concierge, private restaurant and spa…… I’m thinking this number will be elevated in the very near future.

There will be a design center opened at a later date to offer flooring and design options for buyers that don’t want to hire their own interior designers.  And as I mentioned before, one of the advantages of buying in pre-construction is the flexibility to change floor plan distributions.

Also, please note that architectural renderings tend to distort the space to benefit the project – it’s what we architects do, make things extra pretty ;)

One Bal Harbour Resort & Spa

When you think of exclusive real estate and luxury living in Miami, Bal Harbour always comes up….and that undoubtedly leads to One Bal Harbour Resort & Spa.  The site was home to The Old Harbor House that many of us remember from years ago because of the incredible boardwalk that leads to one of the most beautiful and secluded shores in Miami Beach.  The building is nothing short of fantastic and takes advantage of endless views of the Haulover Inlet and The Atlantic Ocean.

Anyone that knows me KNOWS that I’m all about the views and that’s why One Bal Harbour Condo is one of my faves.  The lobby and common areas are not overstated and I assume done modestly as not to appear pretentious but instead classy and low-key, very similar to the profile of the European and South American buyers the condo attracts.

Of course I have to mention the architects – NBWW, or Nichols Brosch Wurst Wolf and Associates, formerly (Nichols Brosch Sandoval and Associates) – known mostly for their hotel architecture and done local projects like Fontainebleau II and III, The “W” Hotel in South Beach and The Loews Hotel, to mention a few.  The truth is that the floor plans work – although not as clean and simple as I prefer, I was taken aback by the framing of the views (which is major brownie points in my book).  The building is a bit labyrinthian in nature, but I love the location and also the location (now you know why my kids think I exaggerate).

Out of 124 total condo-hotel units at One Bal Harbour Resort & Spa, there are 40 units left in inventory.  What’s amazing here is that the prices start at $700/per square foot and the units are totally furnished and decorated with mahogany wood floors, stone counters, leather accents, custom artwork by Jay McCafferty and Darren Waterston, plasma TV’s as well as fully equipped kitchens.  The residences are either 550 square foot studios or 1100 square foot one-bedroom suites (or combo of both).  They all come fully furnished and equipped and hotel rental program is optional.

Many of you will call to discuss cap rates and rental income, but as I have explained before with condo-hotels, we are only allowed to sell the real estate and prohibited from discussing economic tax benefits from rental arrangement or projections on rental income – we can, on the other hand, arrange a meeting with the party in charge of the rental aspect of the condo-hotel.

So you can own a spectacular studio starting in the $350,000′s or a one bedroom in the $750,000′s – not bad when you compare to prices in other “exclusive Miami Beach Condos”.

Ocean House South Beach

Ocean House South Beach is the newest ultra luxury condominium development in the sought-after South of Fifth area of South Beach.  It’s said to be the perfect hybrid between The Continuum and Apogee and remember it is directly on the ocean!

What I personally like about it, is its scale.  You would know by now that I am a friend of smaller buildings that are more personable and have more of a boutique feel for them.  And boutique is the whole concept of these luxury residences – we’re talking 5-star luxury hotel services with butler service, a la carte service with hairstylists in rooms, car detailing, airport transportation, restaurant reservations, room and maids service from The Hilton …you name the service, they will have it!

And yes there is a sticker price to go with that, but I’ll get into that in a moment.  The selling lingo starts like this:

The completion date is said to be April 3rd of 2012.  That will be all the common areas except the lobby.  There will be 18 units on the ocean called “beach homes” with maintenance fees at $1.09 per square foot.

So you have an idea, for a 6,000 sf beach home we visited, completely finished and furnished by Arterfacto, the sticker price is $7.13 Million (realistically selling between $6.5M-$6.7M).  The same unfurnished and decorator ready unit would be priced at $5.9 Million (we’re talking around $1000 per square foot).  Here’s the gorgeous residence:

Here are photos during our visit to the project – unaltered and unfiltered … so you can see the real thing.

Of course we need to find some negative aspects to this condo project, but they are not that bad.  The first one is parking.  Although there is parking, each unit comes with one parking space except for the penthouse beach houses that have 2.  These are $4 Million plus residences in which owners will have to find alternatives for their automobiles – we’ll have to see how that works out for them.  The second one is pricing.  Yes they are selling this as an uber luxurious condo with white glove butler service, but price may be a factor and I’m guessing a very negotiable one.

One thing is for sure, there are no luxury projects like this one in The SoFi area, so we have a real winner for those seeking more privacy at a quaint scaled building.  And there will be loft residences opening up in the near future as well….something to keep our eye on.

Miami Beach Luxury Real Estate

Believe it or not, the answer is not as clear cut as you think.  People’s definition of luxury varies depending on what they have been exposed to and we find ourselves asking our clients to please define what they mean by “Miami Luxury Real Estate”.

For people moving from other parts of the US – luxury may mean amenities offered in a particular Miami Beach Condo or even a particular neighborhood.  Does the building have full amenities like valet parking, 24-hr security, concierge, pool, gym, spa.  Or does the neighborhood have golf, private beaches, and tennis.

Miami Luxury Real Estate

Luxury Real Estate is not only defined by price (although it is definitely a main factor).  There are older buildings in Miami that have great amenities, high monthly maintenance fees, but the actual prices of the residences within the building complex are affordable.  Examples of these type of buildings are Quayside Towers, The Jockey Club and The Cricket Club.  These are buildings with great reputations and sought after even when you compare them to prime Miami Beach Real Estate.

Fisher Island Luxury Real Estate

Then you have Fisher Island Real Estate.  Talk about exclusive!  When you talk about Luxury Real Estate in Miami, Fisher Island comes up first.  A private island, accessible by Ferry, with Golf, Restaurants, shopping, Tennis….and so much more.  Celebrities like Oprah, Andre Agassi and Boris Becker own Fisher Island Real Estate.  But if you have ever seen properties within the island you will know that a lot need updating and reflect finishes from the 80′s when the buildings were constructed.   But what defines Luxury in Fisher Island’s case is security, amenities and lifestyle.

Miami Beach Real Estate is in a class of its own – South Beach offers the latest and trendiest and although my architect’s eye can catch minor design flaws, the views, the finishes and the location does not get any better.  When I think of South Beach Luxury Real Estate, 2 buildings come to mind: Apogee and The Continuum. But when it is Miami Beach Luxury Real Estate, Aqua-Allison Island as well as Canyon Ranch are the ones that pop to mind.

Top 3 Most Expensive Miami Beach Condos Sold – April 2011

There were 238 Miami Beach condos sold in April of 2011. Price range of these sales varying from a $25,000 foreclosed studio in the Versailles Condo Hotel on Collins and 34th Street, to a mega luxury sale at Apogee seen below.  27 out of the 238 condos sold were above $1 million and 184 of those sales were below $500,000.  As for distressed inventory (short sales and foreclosures), the number has dropped to 38% for all of April’s sales.  A lot of media channels are calling 2012 the end of the down market for Miami Beach, but I still think it’s on a building by building case – many areas in Miami have already said bye bye to the down market, seeing an upward trend.  Just bring cash, because financing is what’s making it difficult!

April’s Most Expensive Miami Beach Condo Sale

Apogee South Beach – 800 S Pointe Dr #PHA– Miami Beach, FL 33139

Listed for $14,000,000 and sold for $11,500,000 on 4/14/2011

Talk about an amazing top sale for South Beach!  Now this condo has a bit of history or “real estate baggage”, if you will.  It was originally listed for $22,000,000 as “the most expensive Miami Beach Condo ever!” – and that was back in July of 2008.  Well….although it still sold for top dollar, that’s almost a 50% reduction from that original price.  Can you say “HOME RUN” for the current buyer?  This penthouse residence occupies the top 2 floors of the Apogee South Beach with ri-di-culous views of South Beach, Government Cut, Fisher Island and Miami.  The Marketing description reads in all caps:

The Setai Resort and Residences makes the Top 3 Miami Beach Condos sold again!!  This time with unit 2308, which is obviously gorgeous, but cannot tell from the photos (which happen to be one of the worst examples of photography for a luxury condo in Miami Beach).  This property was originally listed for $6,999,000 in 2006 with several price reductions and marketing description:

The Continuum South Beach’s South Tower is my favorite of the 2 and the fact that it’s a full-amenity ocean front building, is all it takes to be convinced that the place is amazing.  This particular 32 floor unit only had photos of the view and the foyer in the MLS and the history is a bit strange.  Originally listed for $3.65 Million on October of 2010 and increased to $3.75 Million 2 weeks later.  Marketing description reads:

Best line in the building view of Fisher Island and cruis ship alley. Corner unit with wrap around balcony. Great open floor plan. Full service building with state of the art facilities, world class fitness center, lap pool and juice bar!
