Matt Damon’s Miami Beach home REDUCED!

Matt Damon’s Miami Beach home has been reduced from $20,000,000 to $18,999,000 – that’s almost a whoopin’ 6% reduction!  Check out our previous article on the hunk’s magnificent Miami Beach Manse.

Thank you Curbed Miami for giving us the scoop on Matt Damon and his Miami Beach home being for sale.  I have to admit that I don’t have many crushes on actors, but there’s something about Matt Damon – he won me over with his “Good Will Hunting” performance and I would probably be star struck if I saw him (GASP).  So enough about Matt and let’s talk real estate.

This North Bay Road home boasts almost 13,000 sf of living space with 7 bedrooms and 9.5 bathrooms.  It has 170? of open bay water frontage and sits on a 43,690 sf lot.  It was built in 1935 and obviously remodeled (DUH) and although it has a nice charming 30?s feel to it, it also feels modern.

It is modestly priced at $20 Million $18.999 Million and could have Chris Bosh as a neighbor close by …and not to mention “Matt Damon appeal.”

A-Rod sells his Miami Beach Mansion

We told you back in August of 2012 that A-Rod had listed his Miami Beach home for $38 Million and now we have word that he sold it for $30 Million to a supposed Palm Beach Resident.

JLo’s Old Miami Beach Home for Sale

We reported back in September of 2010 that JLo’s old North Bay Road home was on the market for $29 Million. Shortly thereafter, the listing price was increased to $34.5 Million and then again to $42.5 Million before being taken off the market in November of last year. The news is that the current owner, Mr. Gainer, has decided to re-list his gorgeous Miami Beach home with a celebrity history for $40 Million. That’s $2 Million above A-Rod’s house just a short distance away.  The selling description has changed to read:

Jennifer Lopez’ Old home listed for sale …. as reported back in 2010 by Miamism

Who says buying a celebrity’s home doesn’t add value to a transaction?  Just the fact that this home was once owned by Jennifer Lopez is enough for anyone to jump on it at top dollar.  According to The Wall Street Journal,

The seller is Mark Gainor, a health-care entrepreneur, and his wife Elyse Gainor, who purchased the home for $13.9 million in 2005 from the singer/actress Jennifer Lopez.

The 12,000-square-foot home has seven bedrooms and 10 bathrooms and views of downtown Miami. Mr. Gainor says he spent four years gut-renovating the 1929-built waterfront home, which is on 1.2 acres. Landscape architect and designer Edwina von Gal, who has created gardens for clients like Calvin Klein, created a half-acre garden with coral stone and palm trees. The home also has a pool overlooking the water, a 6,000-gallon koi pond and a boat dock.

Although the MLS shows a closing price of $9.5 Million in 2005 – we’re still talking JLo.  The house does sit just south of La Gorce Island on North Bay Road with spectacular open bay views – but JLo and Gainor as “past owners”, would price this house at almost $2,400/sq.ft. …. a hefty price to pay for beauty, location and celebrity status.  The MLS describes the waterfront mansion as:

Billy Joel lists his Miami Beach Mansion for sale

Billy Joel just listed his Miami Beach home for $14,750,000.  Yes, you read correctly, Mr. Piano Man himself is selling his home located in prestigious La Gorce Island, in Miami Beach.  Another Miami Beach Celebrity home on the market, this one is a Mediterranean Revival style home with wide bay views and 150 feet of water frontage.

The house has 8,881 sf of living space, with 7 bedrooms, 8 bathrooms and 1 half bath.  It sits on a 30,330m sf lot and has a private dock , amazing pool area and views to die for.

Tax records show that the home was purchased in February of 2006 for $13.5 Million.  The selling description reads:

Ricky Martin Sells Miami Beach Home

Ricky Martin sells his Miami Beach home for $10.6 Million, according to the recently closed sale showing in the multiple listing service.  He listed the home for sale back in 2007 for $16.9 million and did not sell.  Then the house was put back on the market in 2010 for $12.5 Million.

We also know that the Latin Hearthrob’s Miami Beach home had gotten some interest from none other than Beyonce and JayZ.

Ricky Martin also recently sold his Golden Beach home for $6.3 Million.

Does this mean Ricky is leaving Miami for good?? I really hope not since he has a serious fan base here that adores him.  Whatever the reason for selling, best wishes from Miamism to Ricky Martin!

Here’s what we had to say about Ricky Martin’s Miami Beach Home back in 2010.

North Bay Road Mansion – Listing price $13,500,000 $12,500,000

The home’s listing history shows it went on the market in February of 2007 for $16.9 Million, was decreased to $15.9 in February of 2008, then increased to $19.5 Million a day later and was taken off the market in June of 2008.  Talk about a pricing roller coaster!  Fact is, it’s still a gorgeous bay front home with a very picturesque celebrity history which is very positive and very Miami.

It’s a 9,491 square foot home with 7 bedrooms, 8 bathrooms and 2 half-baths.  It sits on a 105 ft  X 184 ft lot with 105 feet of open bay frontage.  It has a 4-car garage, private dock, media room, elevator and plenty of incredible and luxurious details – perfect example of Miami Beach Luxury Living.

The Multiple Listing Service’s description reads as follows:

I love the fact that Miami is packed with Celebrity Properties.  It’s common knowledge that these properties sell for more because of their former owners.  Truth is that because they are desirable,  Miami Beach celebrity homes carry a hefty price tag.

Beyonce checks out Ricky Martin’s Miami Beach Home

One of the fun things about Miami Beach real estate is the fact that celebrity ownership adds an extra “oomph” to a home’s price tag.  Nothing like buying a Miami Beach home that was previously owned by a megastar.

Wether it’s Anna Kournikova’s home, J’Lo’s home, Oprah’s Fisher Island Condo or even Chris Bosh’s pad – we all like to know how our favorite celebrities live.  Putting all that aside, imagine the intangible value of a home that was owned by 3 different celebs?

The examiner published today that Beyonce and Jay-Z may buy Ricky Martin’s home in Miami Beach.  We’ve told you about this home before and the fact that it has been lowered from its 2007 original ticket price of $16.9 Million to $12.5 Million.  We really can’t confirm if this is true or not, but are super excited to hear that Beyonce and Jay-Z are looking to live in Miami.

Well…one thing is for sure, Ricky Martin has been known to give great discounts when it comes to his South Florida homes, so this may be Beyonce and Jay-Z’s lucky day (not that they need it).  Ricky recently sold his Golden Beach home at a 30% discount – that would lower his Miami Beach home to $8.75 Million.  Not bad for a North Bay Road mansion with open bay views.

Ricky Martin sells Golden Beach Home

UPDATE: Ricky Martin’s Golden Beach Home SOLD for $6,300,000 according to the multiple listing service (september 9, 2011). That’s almost a 30% discount from its $8.8 million ticket price. Who said you can’t get deals on Miami Luxury Real Estate? CONGRATULATIONS to the new lucky home owner as well as Ricky Martin for a great sale.

Deidre Woollard from Luxist gives us the scoop on Ricky Martin’s home in Golden Beach.

Martin bought the home in April 2007 for $16.5 million and by December of that year it was on the market for $22.5 million. The home didn’t sell and eventually appears to have come off the market. Earlier this year I learned that the home was back up for sale with a new lower price.

The main draw of this two-story Mediterranean home is its location in a private oceanfront community. The five-bedroom home has a a beautiful pool and spa that is just a short walk away from a secluded beach. The home’s interior is Florida Spanish luxe with a double-height living room that has marble floors, monumental fireplaces and large French doors that open to the outside. The new gourmet kitchen has a brick barrel vaulted ceiling and tile. The master suite has walk-in closets, terrace and open views. It is now listed at $18.9 million, which still makes it the highest listed Golden Beach house currently.

My take is that 641 Ocean Blvd is one of Golden Beach’s beauts with over 29,000 square feet of land and 100 feet of ocean frontage – yes, we said ocean.  The down side of living on the ocean is the inability to dock a boat, but imagine the sunrise in your private beach.  The MLS shows a $17.5 million listing price on November of 05, then $22.5 million on December of 07, $22.5 million November of 08 and $18.9 million October of 09.  Here’s the description:

2 Story Mediterranean estate in one of Florida’s most exclusive private oceanfront communities, 24 hour security patrol in community and beach!!! Making it a desirable location for celebrities and int’l homeowners. Your own private 108 FT beach modern comfort throughout. New gourmet kitchen with morning room, Top of the line finishes. Formal dining plus open living area. Master suite with his and her bath, walk-in closets, terrace and stunning open views.

Deidre is absolutely right about Ricky’s home being the most expensive in Golden Beach – but you have to admit that buying Ricky Martin’s home should carry a nice extra price tag with it.  The next highest priced Golden Beach home is just $400,000 under at $18.5 million – and that’s for a modern 14,000 square foot ocean front built in 2007.

The least expensive Golden Beach home for sale on the ocean is 495 Ocean Blvd which is a tear down on a lot half the size.  I visited the home this past weekend and confirmed the $3.9 million price is lot value alone.  But here’s the view
