Fisher Island Real Estate Market Report

There are currently 81 Fisher Island Condos for sale:

  • Highest priced listing: $15,000,000 for an exclusive Oceanside 7/7/1
  • Lowest priced listing: $170,000 for a 1 bedroom / 1 bathroom at Marina Village
  • Pending Sales: 7
  • Closed sales in January: 1

The Fisher Island Condo sold in January was a 1 bedroom / 1 bathroom residence at Seaside Villas that was listed for $499,000 and sold for $430,000.

Out of the 81 Fisher Island condos for sale, only 4 are distressed with 3 short sales and one foreclosure.  There’s been some drama associated with Fisher Island lately involving murder, Russians, delayed construction and more ….no one puts it better than the NYT  – it is Miami after all, what else do we expect?   • Highest priced listing: $30,000,000 for an exclusive Oceanside 5/5.5 home with artwork and all!
  • Lowest priced listing: $81,500 for a studio at Marina Village Gardens (short sale) << in heart of commercial sector (perfect for crew or visitors)
  • Pending Sales: 5 (3 more than last month)
  • Closed sales in September: 3  (2 more than last month)

The 3 Fisher Island Condos sold in September were:

  • 7852 Fisher Island Dr – Oceanside condo listed for $5,750,000 and selling for $5,000,000
  • 2036 Fisher Island Dr – Bayside condo listed for $1,495,000 and selling for $1,350,000
  • 19123 Fisher Island Dr – Seaside Village Condo listed for $775,000 and selling for $685,000

There are currently 123 Fisher Island Condos for sale: (3 more than last month)

  • Highest priced listing: $30,000,000 for an exclusive Oceanside 5/5.5 home with artwork and all!
  • Lowest priced listing: $159,000 for a studio at Marina Village (short sale)
  • Pending Sales: 7 (same as last month)
  • Closed sales in August : 1 (1 less than last month)

The single Fisher Island condo sale in the month of August was the following:

  • Seaside Village – 19237 Fisher Island Dr – listed for $699,000 and selling for $600,000

A client of ours called last week in disbelief about Fisher Island having distressed sales.  How in the world could someone that could afford the lavish lifestyle of a private island have to short sale or be foreclosed on?  Well…the reality is that the rich are not immune to adversity but this by no means should suggest that Fisher Island Real Estate is suffering.  When putting numbers into perspective, you will realize than only 8% of the existing Fisher Island Condo inventory is distressed, which when compared to other areas in Miami and Miami Beach, is minuscule.
